I’m writing this letter as a way to say thanks for all you’ve done. Prior to meeting the team at Apex, I owned two rental properties, both of which I placed tenants in after living there as my primary residence. I knew I wanted more properties but I was stuck. With a full time job and two kids under the age of 2 at home, I had no time to find deals. Even more, if I found another house, I had no experience as a rehabber. How would I get the property rent ready, on time and on budget, without having any time or any experience? And when that’s all done, how would I get it rented? My name is Jim Raper, and I have known Kent Clothier for over 20 years. A friend of mine and I decided to start investing in real estate in January 2005, in the Memphis, TN area. We were both employed full time, but wanted to start investing as a supplement to our retirement. I had learned that Kent sat on a panel of local real estate investors, so I called him to let him know that I was interested in getting started as an investor. Kent offered his help, and my partner & I met with him for lunch to discuss investing. As it turned out, Kent helped us through the entire investing process: from buying, to rehabbing, to renting.
We formed our company, JIST Properties, and bought our first house in late February, 2005. We subsequently purchased about 30 properties with Kent’s help through November, 2006. We originally had all of our properties managed by a management company, but decided to take that part of the business over in June of 2007 when my partner’s wife retired.
We’ve made a lot of contacts over the last three years and are now finding properties on our own, but we still talk to Kent and bounce ideas and suggestions off of each other. We now have 38 residential properties and one commercial property. If you are wondering why it took us so long to go from 30 to 38 properties, we slowed down a little on buying when we began to manage our properties and had to learn that side of the business.

Even though I am 1200 miles away from the properties that I have purchased, I am able to sleep well at night knowing that you are taking care of all of the management details for me. My wife and I wanted to thank Memphis Invest for getting us started in real estate investing. Being realtors ourselves here in Memphis we have always wanted to get involved in investing in real estate for flipping or to keep for rental income. We have not had the time or have been successful in a acquiring property at the right price to make it work. Also we did not have the time to be landlords and deal with that headache. By using Memphis Invest we have been able to buy property wholesale and have good equity in it from the start. The rehab they do is fantastic and makes our houses very desirable to rent.

We have purchased three houses two of which are rented and rehab is underway on the third. Also being realtors we have backed up their numbers as far as appraised value and what we could expect in positive cash flow. They literally do everything and make investing stress free. I began investing in real estate in August 2004 by renting the personal home that I just moved out of. As 2005 began, the situation with my first house was running smoothly, so I decided to further explore the rental business. Cautious and green as they come, I really had no idea where to begin. One day I was meeting with my banker, discussing my aspirations of owning more rental property, and the name Kent Clothier was mentioned. shortly thereafter, I met with Kent at one of his infamous lunches at the only place I think he eats, McAlister’s Deli, and from there, my eyes were opened wide to the opportunities of investing in real estate. In September 2005, after 3 meetings with Kent’s group, I made the decision, probably the easiest decision most people never make, to buy my first investment property. With Kent’s guidance and supervision, the first house was purchased, renovated, and rented. Wow! That seemed easy, so there came the second, and the third, and so on. Four years later, I own 31 properties with a portfolio value of $3M, and my net worth has gone from nothing to $1.2M. Except for my mortgages, I am debt free. What a great feeling!
I owe all my success to the mentoring and friendship of Kent Clothier. I have never read a real estate book, and I have never attended a seminar or boot camp. What I did do was put my trust in Kent and in his investment experiences and philosophies. Someone once told me that the difference between wisdom and experience is that wisdom is someone else’s experience. Kent has both, and he will share them with you, giving you all the tools necessary to be a successful real estate investor. You are the only one holding you back.
